Traditionally everyone finds their property at and estate agent and sells it there when it comes to the time to let it go. There are now so many new options, and quite a few old ones, to buy and sell property that should be used.
Using an estate agent seems such a convenient way to go about the process and it can be. There are many professionals in the estate agent industry. But you are in the business of making money from the property industry so you should be looking for cheaper alternatives because “a thousand pounds saved is a thousand pounds earned”.
If you have specialised in a particular area, learned all you can about it, networked your heart out – you should have many other options available to you. By all means let your favorite agents have the details of your requirements & disposals, although the instruction need not be on an exclusive or “Sole” basis, give yourself the option to sell it yourself without a penalty from the agent.
You will make money through your own efforts, in both buying & selling, not only in savings of fees but also through the possibility of dealing with vendors & purchasers directly and getting a better deal. The other benefit in dealing directly is that you can monitor the deal more closely and keep it moving in the way you want.
Remember you are the only one emotionally attached to your money & your assets – you will be the only one that really fights your corner to get the best deal. Anyone selling your property or trying to spend your money by selling to you will have their own agenda, they will either be on fees or commissions which will be their main focus, not your upside or savings.
Of course you will let people put deals to you and earn fees if they are successful on your behalf, but if you also make personal efforts to find and sell properties you will be in a position to use the best word in the world for making money – NO!
If you are always in a position to say NO and mean it because you have so many other options to either buy or sell you are in the best position ever. If you feel that you are under pressure to compromise greatly, even if it is only your perception of the situation it indicates you are relying too much on other people for your success.
Put yourself in a position where you don’t ‘need’ anyone by creating so many options, avenues, contacts and fall back plans that you can say NO if something is not exactly what you’re looking for - and it doesn’t hurt you. Knowing exactly what you want is an essential part of this, you should be able to analyse any proposition against your predetermined requirements.
Whether you are buying, selling or renting make certain everyone knows about it, particularly people who are either the centre of influence in social or business groups. For instance, people who own hairdressers or newsagents meet hundreds of people and hear a great deal about the locality.
Make certain you have your requirements and disposals neatly typed up so that you can give people the details with your contact information on where ever you go.
Task of the day: There’s more than one way to find properties & sell properties – learn them all
